Presentation highlights and key takeaways:
1. Why properties are “stuck”: taxes, management fatigue, and step-up myths that keep owners from listing—and how brokers can provide solutions instead of waiting for listings to appear.
2. Risk management for aging owners: the real costs of “holding on for the step-up” (capacity, fraud exposure, property mismanagement) and how to present safer, client-first alternatives.
3. Create willing sellers: how tax-aware exit paths turn “never sellers” into motivated clients—leading to new purchase loans and referral momentum.
4. New Landlord and Tenant Rules in Tacoma, WA: creating additional incentive for selling rental properties.
5. Case studies: converting illiquid, management-heavy rentals into predictable management-free income, while bringing new buyers to transact.
6. Collaboration beats competition: how brokers and CPA/Advisors team up so each gets “one half of the deal” consistently—versus chasing 100% of nothing.
7. Conversation openers, qualifying questions, and life-event triggers (retirement, widowhood, aging landlords) that reveal hidden inventory.
8. Compliance and building client trust: disclosures, roles and timelines that protect the client
